Tenant Maintenance Responsibilities

The property owner has a duty to maintain your residence in compliance with the Uniform Housing Code. JMS has provided you with an easy-to-use maintenance request feature on the JMS website. We want you to report maintenance items!
However, there are items that are the tenant’s responsibility and we have listed them here. Please refer to your Lease for more details on the list below:
• Replacing smoke alarm batteries
• Replacing light bulbs
• Reporting non-functioning smoke alarms immediately if fresh batteries do not solve the problem
• Professional steam cleaning and spot cleaning of carpets while residing in the property
• Basic insect/rodent control
• Landscape cleanup if a service is not provided
• Reporting lack of landscape cleanup if a service IS provided in your Lease
• Landscape watering unless restricted by local or state ordinance.
• Reporting malfunctioning irrigation systems or sprinklers, even if it is the responsibility of a home owners association
• Disposal of all garbage in the proper receptacles and using the weekly pick up service
• Disposal of animal feces on the property even if you do not have a pet
• If the residence has a fireplace, use caution and care when operating the fireplace and disposing of ashes or coals. Do not dispose of coals from the fireplace until they have cooled outside for a week.
• Check to see if damper is open before starting a fire in the fireplace.
• Disposing of toxic waste properly in accordance with local and county laws

Most maintenance items are easily resolved by doing some basic troubleshooting. Your JMS Tenant Handbook can provide additional guidance, in addition to the reference pages provided here.

THINGS TO CHECK BEFORE CALLING MAINTENANCE

Problem Recommendation
Smoke detector won’t work when tested Monthly check and replace battery.  Notify maintenance at
once if still not working
Smoke detector beeps softly on and off Check and replace battery
No power to plugs or switches Check breaker panel or fuse box. Check and reset.
Garbage disposal won’t work Push reset button on disposal or use allen wrench and
turn.
No hot water Check thermostat on hot water tank. Is pilot light
lit? Check breaker panel or fuses valve closed.
Hot water “TOO HOT” Check thermostat on tank and turn down.
Faucet or toilet leaks Turn off water fixture under sink, toilet at valve and notify
maintenance.
Toilet plugged Try plunger. If still plugged call maintenance.
Heater not working Check thermostat. Check button or pilot lights.Furnace covers on correctly? Is pilot light lit? Breaker tripped?
Dishwasher won’t drain Clean food out of bottom of dishwasher. Clean float. Rinse dishes before washing.  Use jet dry once a month. Jet dry prevents hard water build up.
Refrigerator too warm or too cold Check thermostat, set correctly. Front and Back grills clean. Clean out drain hole.

Emergencies

What is an emergency?

There are FEW emergencies. An emergency is defined as a situation in which either the tenant(s) or the property will suffer a loss if the situation goes uncorrected until the office is open. Examples of an emergency would be a water line break, fire, gas leak, vandalism, etc.

PLEASE DO NOT CALL THE OFFICE FIRST, OUR NOTIFICATION COMES SECOND. Please be advised that in the event of vandalism, such as a broken window, you must contact the police immediately. Any repairs that need to be made will be charged to you without proof of vandalism. A police report will be required in such an event.

An emergency is not defined as being locked out of your house, clogged toilet, heating, air conditioner not working, dishwasher, washer/dryer, garbage disposal, microwave oven not working, etc. These are examples which can be handled by the tenants or if necessary through our maintenance department during our working hours of 9:00-5:00 Monday through Friday.

• Emergencies causing immediate danger such as fire, call 911
• Emergencies involving natural gas, call the gas company and if necessary, 911
• Emergencies involving immediate electrical danger, call the utility service or 911
• After contacting one of the above, call the JMS office and report the problem.

NOTE: An emergency is NOT air conditioning, non-working dishwasher, sprinklers, insects or rodents, etc.

For emergencies such as flooding, tree damage, etc., call the JMS office at 678-716-7900. If you get voice mail, leave a message with your complete contact information, property address and a description of the problem.
