Steps to becoming a tenant with Jamila Management Services

  1. Select your rental unit. Please call 678-716-7900 Monday – Friday 9am – 5pm to confirm the status of the property for which you wish to apply BEFORE paying your application fee.
  2.  To submit an application, applicants must have a combined income of at least three (3) times the amount of monthly rent.
  3.  Each adult who will occupy the property must submit a complete application. Couples/roommates must apply separately: each person must submit a complete application and pay an application fee. The application fee is $80.00 (for the first applicant and $65.00 for each co-applicant). The application is good for 30 Days from the date of submission. The application fee is non-refundable. We cannot process your application until we receive the application fee.
  4. Send your rental application, and paycheck stubs for 1 month to Leasing (at)JMSHomesLLC.com, or fax this info to 678-716-7905.
  5. Any phone calls after application is submitted should be made through the Property Management office at 678-716-7900 during our business hours of 9:00 am – 5:00 pm.
  6. Property Management will contact applicant as soon as the application is completely processed. The only delay will be if all references being checked do not return our calls promptly.
  7. If your application is approved, the property will still remain listed and available for rental until we receive:
    • Your signed Home Reservation Agreement
    • A reservation fee of $500.00
    • No property will be removed from the market until your application is approved and we have received your signed Home Reservation Agreement and Reservation Fee.
  8. After this time all future money paid in conjunction with the lease MUST be in the form of CERTIFIED CHECK , MONEY ORDER OR  through the SQUARE invoice link.  (No personal checks or cash will be accepted at lease signing!!)
  9. Once the Home Reservation Agreement has been completed, and the Reservation Fee has been received, the tenant must contact necessary utility companies to schedule service for the move-in date.
  10. Once all utilities have been scheduled you must schedule an appointment with Property Management for your move-in inspection and lease signing.
  11. Total funds due prior to move-in will include, at a minimum, a Home Reservation Fee, Security Deposit and First Months Rent.  Other fees due prior to move-in may include, if applicable, additional security deposit, expedite fee, last month rent, and/or administrative fees.
  12. At time of inspection, the keys will be given to tenant and rents due will be collected.
  13. Any repairs or maintenance found during inspection will be scheduled to be done as soon as possible.
  14. If you have ANY QUESTIONS about this application, condition of the property or policies of this company, please ask PRIOR to completing the application.
